What this means for buyers
- More choices. There were 15.5% more homes for sale than a year ago, and supply rose to 3.8 months.
- Room to negotiate. Homes sold for about 95.5% of their original list price, and the report shows 49 days on market until sale. That gives you time for inspections and repair requests.
- Prices are holding, not falling. The median price was essentially flat at $420,000. Don’t expect big discounts across the board; the deals are home by home.

What this means for sellers
- Fewer sales. Closed sales fell 16.2% and pending sales fell 9.7% from last September, so buyers are taking their time.
- Price it right from day one. With more competition from other listings, an overpriced home is more likely to sit. A pricing plan based on recent nearby sales matters more now.
- The average price rose faster than the median (+8.3% vs. +0.5%). That usually reflects more higher-priced homes selling, not every home gaining value, so check comps for your own street.
The statewide picture
Across North Carolina, the NC REALTORS® August 2026 report showed 5.81 months of supply, which it describes as a balanced market, with closed sales down 13.1% from a year earlier. The report also notes that homes under $375,000 remain tightly supplied, so well-prepared buyers still matter at that price point.
